South Cove Board Minutes - May 19, 2004

At the home of Jill Cyra

Board Members Present: Jill Cyra, Don Meyer, Thomas Marquis, Rod Putney, Jeff Hertogs, Mark Southern, and David Bangs

Meeting called to order at 7:05 PM by Mark Southern.

Minutes: Don read the April 04 minutes. Minutes were approved as read.

Treasurer’s Report:  Jill reported a Budget Balance of $31,111.00

There are 4 remaining households with delinquent HOA dues.

2004 Rules & Regulations: (Craig, Thomas and Jeff)

The board discussed HOA dues and found that an increase would be necessary due to the increasing costs we were paying for support services. The Board voted to recommend an increase from $175.00 to $225.00 per year.

Parks and Landscaping (Rod, Don and Kendra Mills)

Don presented a number of trees for consideration in the park. Don suggested a Maple tree, as it incorporates al the qualities (seasonal color change - height - stable root system) that the Board is seeking. Don stressed that due to the compact soil conditions, any tree planted will present a root problem, thus consideration should be given to it's location. The Board needs more time to decide on what the tree selection will be.

Regarding the soggy grass around the tennis courts, Rod mentioned that Signature found a damaged solenoid valve, which was repaired.

The addition of beach sand was tentatively scheduled for June 5th. The new schedule date is June 19th. Flyers will be posted to solicit helpers to help move the sand from the steps to closer to the water.

Tennis Courts: (Don Meyer and Doug McDaniels)

Don presented the water bill from the Shanamans for the excess water that was used during the tennis court resurfacing. Jill will contact Doug Shanaman and issue a check to cover the bill.   Don is still trying to contact Mid Pac Construction about the warranty on their work and any recommended maintenance of the new courts.

Community Involvement Activities:

Jeff Hertogs cook-off idea seems to be the favorite, with additional discussion about a kids talent show or small carnival planned with the cook-off. This event would be scheduled separately from the 4th of July event. Kim Putney & Amy Higgins are already busy planning the 4th of July events.

Architectural Control Committee: (Mark, Thomas and Jeff)

Mark approved 3-fences and a deck with a gazebo. Discussion was held regarding fencing requirements. David recommended that the new Rules and Regulations should have verbiage about requirements for fence installations.

The meeting was adjourned at 8:55 PM.

Next meeting June 16th at Mark Southern's home
